For 2026, the market in Middlesex, Somerset, and Mercer counties remains highly competitive, with these five towns being among my favorites for their unique blend of amenities, schools, and value.
Here are the top five towns in Central NJ and the reasons why they should be top choices for homebuyers this year.

Princeton remains the “gold standard” for Central Jersey. It’s a town that manages to feel like a global village, blending Ivy League prestige with a surprisingly warm community feel.

Why it’s a Top Pick: The public school system is consistently ranked at the top of the state. Beyond academics, the walkable downtown (centered on Palmer Square) offers a lifestyle where you can catch an indie film, dine at a Michelin-level restaurant, and browse a historic bookstore all in one block.

The IT-Factor: Cultural . Between the McCarter Theatre Center and the Princeton University Art Museum, there is more high-end culture here than in many major cities.

Inside Scoop: I personally believe that in order to really get all the benefits of Princeton (if you’re going to live in Princeton), you should buy a home within close proximity (and perhaps reasonable walking distance) of Nassau Street. Otherwise, you may be able to find a larger home with more land at a lower price in Hopewell Township.
- “Princeton” doesn’t always mean Princeton: As you are doing your search, you may find some towns called “Princeton” that are actually in Princeton proper. These towns include South Brunswick, Montgomery Township, West Windsor (near train station), Franklin Township, Lawrence Township.
2. Edison: The Ultimate Connection Point
Edison continues to be a powerhouse for real estate because it offers a level of convenience that is simply unmatched. It is the logistics hub of the Garden State.

In addition, North Brunswick gives access to Route 1, Route 18, I-287, I-95 and leads right into Edison, where you can connect to the Garden State Parkway.
4. Metuchen: The Urban-Suburban Gem
Metuchen is the “comeback kid” of Central Jersey. This borough has transformed into one of the most desirable walkable communities in the state.

The IT-Factor: Small-Town Intimacy. Metuchen has a distinct “everyone knows your name” vibe, heightened by community events like the popular farmers’ market and seasonal street fairs. Additionally, I personally think Metuchen has some of the best food in Central NJ. Some of my favorites include Mangia Toscano, Meximodo as well as Ram & Rooster.
5. Hillsborough: The Natural Suburban Sanctuary
For those who want a bit more “breathing room” without sacrificing community, Hillsborough is the top choice in Somerset County.

Why it’s a Top Pick: It consistently ranks as one of the safest and “Best Places to Live” in America. It offers larger lot sizes and a more “open” feel than the denser towns to the east, making it a favorite for families looking for a traditional suburban backyard.

The IT-Factor: Duke Farms. Residents have a 2,700-acre natural oasis in their backyard. With miles of biking trails, environmental programs, and stunning gardens, it offers a quality of life and access to nature that is rare in such a central location. Additionally, there is opportunity to grow and expand along with availability of Toll Brothers new construction homes. My personal favorite community is the little over 1,000 homes built by the Country Classic Builders.
